Angel Acres is the first Subdivision in the Pleasant Park Corridor

Angel Acres is a Conifer subdivision with about 33 home sites on Agate Ave, Emerald Ave and a few on Pleasant Park Road.

Homes in Angel Acres were typically built in the 1960′, 70′s, 80′ with a few in the 90′s. More than half of the homes in Angel Acres are Ranches (one story) homes or raised ranches – one story homes with the first floor raised above grade and the lower level at or slightly below grade. The remaining homes are evenly split between two stories, bi-levels or 1 and half stories. Many of these are horse properties with significant acreage typically ranging from 1 to as many as 15 acres. In Angel Acres, although many of the homes are set up as horse properties most have Household Use wells as opposed to the more accommodating; domestic use well. The most recent sale in Angel Acres closed March 27, 2009. It was Bank owned and sold for $301,950 with a $5,000 concession for closing costs. The home, at 25027 Agate Ave., was built in 1974. It was a Raised Ranch with 2,869 finished square feet on 15.83 acres. Inside it had a great deal of panelling (!) and a huge central focal point of blonde brick with a fireplace insert. This home had a remarkable and extensive listing history with list prices as high as $719,000 back in 2007. A gradual series of price reductions eventually brought it to the final list price of $295,300.
