Kings Valley is one of Conifer’s largest residential developments, frequently with the most homes for sale in Conifer. It’s located just beyond Richmond Hill on the northwest side of US Highway 285. The top of King’s Valley is adjacent to the Conifer Mountain Subdivision, which makes for a nice loop drive. The majority of lots are under an acre in size, although there are homes on larger parcels. Within the Kings Valley subdivision the majority of the main roads are paved while the majority of the side roads are unpaved. Real estate in King’s Valley is mountain living to be sure with heavily treed home sites and relatively steep terrain.

A few years ago (well– many by now) I sold my first home in Kings Valley and was surprised to find no hose bibs (water faucets) outside the house. After doing some research for my clients we learned that homes in King’s Valley Custom Resorts were developed with only indoor water allowed. By court order there is no outside watering allowed! Including no car washing or street/driveway cleaning. Water in King’s Valley is managed by The Mountain Water and Sanitation District which has a few other problems…
Uranium In The Water
If you are considering buying a home in Conifer at King’s Valley Custom Resorts it’s important to understand the water quality. According to my interpretation of the “Consumer Confidence Report of June, 2009, 2 of the 9 entry points for the 18 wells that provide water to the District have tested higher than the allowed levels (Maximum Contaminate Level Violation) of Uranium and one was higher than the allowed levels of Gross Alpha Particle.
Don’t Drink The Water
Bottom line is the District recommends to find “alternative drinking water supply” while they move forward with some resolutions. One potential option that could be available is a share of the Conifer Water LLC’s pipeline from Bailey to Conifer. This would solve the radioactive water issue but the costs look to be dramatic at this point.

The bottom line, in my opinion, is that the water supply and quality for King’s Valley is, if nothing else, less than average and will play a role in property values.
Homes In King’s Valley
The homes in Kings Valley are a mix architecturally speaking. The earliest homes were built in the 1960’s while some newer homes have recently been built including some spectacular new homes overlooking what will soon be Staunton State Park. The views available in Kings Valley are stunning, with many properties looking at Pike’s Peak, Lion’s Head or Cathedral Rock, and across the Mount Evans Wilderness Area.
Kings Valley is in a convenient location, close to 285 and the center of Conifer. The newest gas station in Conifer is in King’s Valley—boasting a new Kum & Go complete with a convenience store. Many people who live in Kings Valley commute to Denver to work and/or play. The area lends itself well to a balance of the two worlds, allowing residents to live away from it all and enjoy peaceful living.
